1. How do I pay for the booking?
Full payment required on booking date if booked within 30 days from arrival date
25% deposit by credit card on the website,the rest by cash on arrival if booked 31 days or more from arrival date
2. Are taxes included?
All taxes are included in our prices
3. Will I need to pay a damage deposit for the apartment?
Yes 4000THB or the equivalent in any major currency.
4. What happen if I break something?
Please call us as soon as possible to assess the damage.
We will do our best to try to fix it and reach a vision whether there is any charge incurred.
5. Is breakfast included?
No, but all apartments have a fully equipped kitchen.
6. Can I drink the water?
The tap water in Pattaya is clean . However, some areas have a higher sodium content and may taste bitter to some. We generally recommend to stock up on bottled water for drinking at the local grocery store.
7. How can I get from Bangkok airport to Pattaya city center ?
We offer our own taxi service, our driver will meet you in the terminal after baggage hall.
We charge 1400 THB for the service, still a lower fee then what Bangkok public taxis charges.
The main reason why we offer such a service is to save the guest from issues when arriving in town and not really knowing where to go, which happens frequently with public taxis as well, however with our drivers you will just have to sit, relax and enjoy the ride without any worries.
Average length of the ride is 1hr 40min
Another option is to catch a bus from the airport,average duration of the ride is 3hrs.
8. What is the cleaning charge?
There is a cleaning charge in every reservation. This is for the departure cleaning we do after check out to get the apartment ready for the next customers.
This fee will be charged at check out.
If you would like to have a daily cleaning service, please let us know before arrival. There is an extra charge for this service.
9. When and how can I get the keys?
The arrival time needs to be communicated at least 3 days before the arrival per e-mail or by phone to the contact person that will be given to you on the booking confirmation.
Check-in time is normally from 13.00h but if possible we will try to accommodate you before 1.00pm. You just need to contact us and ask about this option.
Arrivals after 20.00h will have an extra charge of 800 THB, however if the guest will use our taxi service such a fee will not be charged as the driver will have the keys.
The apartment’s keys are given when the total amount of the stay is paid on arrival.
10. Where can I leave the luggage?
If you are arriving early in the morning or leaving late you can store your luggage in the condo/villa reception from 9.00am. If possible, we can arrange that to be inside the apartment.
11. Are bed linen and towels included? Which other facilities are included?
We will provide 2 towels each guests and 2 bed linen for each bed on arrival.
12. Is there extra charge for gas, electricity or water?
Yes, guests are responsible for water and electric charges.
Payment is due at check out.
We will check both meters with the guests on arrival.
We charge government’s rates.
13. Can I cancel my reservation?
If booked within 30 days from arrival date, in case of late cancellation or no show the full amount of the stay will be charged.
If booked 31 days or more from arrival date, in case of cancellation or no show the 25% deposit will be charged.
14. Will I need an adapter for using the appliances in the apartment?
Yes in most cases we advise to buy an adapter at the airport.
